What can this involve? Flattening or levelling the ground, removing stones or trees, rock breaking, or even removing reactive soil and replacing it with 600mm of sand. If retaining is required the type and the extent of the retaining will also affect the build times.

Weather Conditions

The weather can have a profound effect on the whole building process. Heavy rainfall or strong wind can slow down the build process and cause major delays.

Changes or Variations

Once the building process starts the amount of changes will affect the build time. All changes to the contract have to be done via a variation signed by both parties. This is why the design stage is so important the more that is lock in from the beginning the faster the build time will be.
